Argentina Property Buying: Buenos Aires Dominio and Inhibiciones Reports

Separate property reports from personal-annotation enquiries in Buenos Aires Province and prepare the identifiers and adviser questions for a purchase.

By MarkMyProperty · Updated

Coverage: Argentina, Province of Buenos Aires RPBA services; this is not a guide to the separate City of Buenos Aires registry or every Argentine provincial process.

Confirm the province before ordering a report

The Province of Buenos Aires property registry, RPBA, describes its role in registering property rights and personal restrictions on disposing of assets. Confirm that the property falls within this province. A Buenos Aires address in a conversation does not establish which registry handles the acquisition.

Ask the escribano to identify the competent registry and the property’s precise registration references. Keep the municipality, advertised address and those references together. For property elsewhere in Argentina, use the relevant jurisdiction’s official services rather than applying the RPBA catalogue as a national procedure.

Keep property and person enquiries separate

RPBA’s current guide groups Informe de Dominio and Certificado de Dominio under publicity about immovable property. It separately groups personal-annotation reports and certificates, including inhibiciones, under publicity about persons. This gives buyers a useful first distinction when discussing the document file.

A property enquiry and a question about a party’s ability to dispose of assets are not interchangeable. Ask the escribano which parties must be investigated and what each requested result establishes. Do not treat one uncomplicated property report as the answer to all personal-annotation questions.

  • Confirm Province of Buenos Aires jurisdiction.
  • Collect the property registration reference.
  • List the relevant parties separately from the property.

Do not swap an informe and a certificado

The official catalogue lists reports, certificates, registry-entry copies and an ownership-index enquiry as different services. Use those exact document names in your worksheet. Let the transaction professional specify the suitable service and explain any relevant timing or effect rather than choosing solely on the shortest name.

When reading a result, preserve its date, requested scope and any entry needing explanation. If the seller produces an earlier report, ask whether further evidence or a fresh enquiry is required for the current transaction. A document being genuine does not mean it answers every later purchase question.

Fictional example: two sellers and one property

This invented scenario is a preparation exercise, not a decision about an Argentine transaction.

The property row and the party rows

A buyer considers a home advertised by two co-owners. The property row contains its registry reference and the requested dominio document. Two separate party rows contain the identities and the personal-annotation enquiries specified by the escribano.

The buyer keeps a missing party result visible even when the property report arrives first. Any unexplained annotation remains a question for the professional before the buyer treats the file as ready for commitment.

Connect the reports with the advertised interest

Ask whether the proposed acquisition includes the whole interest described, a share or separately documented accessories. Compare the documents with the transaction description, and arrange appropriate condition, access and planning checks. Registry publicity is one part of the investigation rather than a physical inspection.

Browse Argentina listings through the country links below and record the actual province for each candidate. Use consistent descriptions and inclusions when comparing offers. MarkMyProperty provides discovery and location information; it does not certify an RPBA report, the parties’ authority or a property’s registration position.

Frequently asked questions

Does this process apply throughout Argentina?

This article covers Province of Buenos Aires RPBA services. Other jurisdictions require their own registry guidance.

Is dominio the same enquiry as inhibiciones?

No. RPBA separates property publicity from personal annotations. Ask the escribano which enquiries are needed for the parties and property.

Can I choose a report instead of a certificate?

Ask the transaction professional to specify the document and explain its relevant scope, timing and effect.
