Algeria Property Buying: Electronic Livret Foncier and Cadastral References
Understand Algeria’s electronic land-book model, collect wilaya and cadastral references and separate document format from current property and transaction enquiries.

Identify the land-book document and its property
Algeria’s Finance Law for 2025 amended the land-book framework to provide for the livret foncier in the established format or electronic form. Begin by collecting the actual document supplied for the offer and asking the adviser to connect it with the candidate property.
Keep the document number, property description and seller’s evidence together. If an advertisement includes several land units or accessories, ask which references cover each interest. The document’s format should not distract from identifying precisely what is being offered for acquisition.
Use the January 2026 model’s references
Decree 26-15, published in the official gazette on 22 January 2026, adds the electronic model. Its annex includes land-book number, wilaya, conservation foncière, cadastral references, establishment date and an electronic chip. Record the applicable identifiers from the actual document.
Use the location and cadastral references to match the offer rather than treating one number as sufficient without context. Ask the competent conservation office or adviser about the current issuance and enquiry route. A model published in law is different evidence from confirmation that a particular request has been processed.
- Collect livret number and wilaya.
- Record conservation office and cadastral references.
- Keep establishment date and actual document type.
Distinguish annotations from a visual property impression
The 2026 decree says the land book contains the property-file annotations and, in electronic form, graphical information relating to the property. Ask the adviser to explain relevant entries and connect the graphic information with the interest being investigated.
A graphic view helps identify a property but does not inspect today’s buildings, fences or access. Keep any discrepancy between the advertisement, document description and physical property as an open question. Do not assume a digital format resolves every right or party-authority issue without the relevant investigation.
Fictional example: one offer and two cadastral units
This original worksheet makes no finding about Algerian land or an issued land book.
The buyer asks which unit each document covers
A buyer receives a livret reference for an offer described as a house with additional land. The adviser asks which cadastral units are included and whether further document references are needed for the additional component.
The worksheet keeps each unit, land-book reference, relevant annotations and unresolved inclusion question separately. The buyer does not assume a digital-card image for one property establishes the documentation for all land mentioned in the advertisement.
Complete the current purchase investigation
Ask which title, charge, seller-authority and supporting documents must be current before commitment, and arrange appropriate condition, boundary, access and intended-use checks. The legal model does not establish acquisition eligibility or approve a particular transaction by itself.
Browse Algeria listings through the country links below and compare equivalent interests, components and area definitions. Collect the references needed for comparable competent-office enquiries. MarkMyProperty supports discovery and comparison; its map pin does not certify a livret foncier, legal boundaries, registration position, electronic-document authenticity or seller authority.
