What can I afford?
Enter valid amounts and a time period to see your estimate. Amounts must be non-negative; rates and periods must stay within the limits shown by each field.
Estimates use your inputs in one currency; selecting another currency changes the unit, without converting amounts. Buyability uses your chosen share of income and is not lender approval. Rent vs Buy compares home equity minus down payment, loan payments and maintenance against investing the down payment minus rent. It excludes taxes, transaction costs and investing monthly cash-flow differences.
How the calculation works
Choose the share of income you are comfortable allocating to loans. The model subtracts existing repayments, then estimates the principal supported by the remaining monthly amount at your interest rate and loan term. Negative remaining income is treated as zero borrowing capacity.
Formula
Available monthly payment = monthly income × chosen income share − existing monthly repayments. Estimated budget = supported loan principal + down payment.
Worked example
With monthly income of 100,000, a 30% income share and existing repayments of 10,000, the available monthly payment is 20,000 in your selected currency. The estimated principal then depends on the loan rate and term.
What the estimate leaves out
This is not lender approval. It excludes taxes, purchase fees, insurance, emergency reserves and country-specific lending rules. A down payment can still form a cash budget when borrowing capacity is zero.
