United Kingdom property guide
United Kingdom: an EPC is required before a home is marketed
GOV.UK says a seller must have an Energy Performance Certificate before marketing a property. That duty is not a bill estimate and not title.

Coverage: The GOV.UK selling-a-home page on Energy Performance Certificates, fetched on 2 November 2026. It states a display rule for Scotland. Questions about whether an estimate equals a household bill stay on the England and Wales estimates guide.
The marketing duty is a different question from a bill estimate
On 2 November 2026, https://www.gov.uk/buy-sell-your-home/energy-performance-certificates was fetched. It says an Energy Performance Certificate tells you how energy efficient a property is, and that you must have one when selling a property, renting out a property, or building a new property. You must order one for potential buyers and tenants before you market the property to sell or rent. It gives a property an energy efficiency rating from A, the best, to G, the worst, and is valid for 10 years. In Scotland, you must display it somewhere in the property, for example in the meter cupboard or next to the boiler. The person selling the house, the landlord, or the letting agent must show it if you are buying or renting.
The same page says you do not need one for temporary buildings used for less than 2 years, stand-alone buildings with total useful floor space of less than 50 square metres, industrial sites, workshops and non-residential agricultural buildings that do not use a lot of energy, some buildings that are due to be demolished, holiday accommodation rented out for less than 4 months a year or let under a licence to occupy, residential buildings intended to be used less than 4 months a year, places of worship, and listed buildings where the work to meet minimum energy performance requirements to rent the property would unacceptably alter its character or appearance. It says you can be fined if you do not get one when you need one. It does not print the fine.
A certificate is not ownership
MarkMyProperty is operated by MMYP TECHNOLOGIES (OPC) PRIVATE LIMITED. Head office: Delhi NCR, India. It charges no platform brokerage commission. A pin, a user-drawn outline, or a contact reveal does not establish title or ownership.
Those sentences are that GOV.UK page. They are not the England and Wales guide that asks whether an estimate equals a household bill or the condition of the home. That guide was not rewritten. Leasehold, freehold, and stamp duty stay on their own pages. A pin or a contact reveal does not establish title, and an advertisement that names a letter is not the certificate.
