France: what frais de notaire include on a purchase

The phrase covers more than the notary’s own fee
On 2 November 2026, https://www.service-public.fr/particuliers/vosdroits/F17701 was fetched. Service Public says frais de notaire are the sums the notary asks for in return for a service. They comprise the émoluments, the honoraires, the débours, and the droits et taxes. An émolument is the sum the notary receives for a service whose tariff is regulated, including a sale, and its amount is the same whichever notary you choose. An honoraire is the sum for a service whose tariff is not regulated, and you agree that amount with the notary. Débours are sums the notary has advanced. Droits et taxes are sums paid on to the State and to local authorities.
The same page says that whatever the step, you should ask for a written detailed quote of the fees to be paid, or a forecast of the cost of the operation. After the service, the notary must give you a detailed document of the amounts. For a property purchase it points to a simulator and prints a metropolitan scale of proportional émoluments in force since 1 January 2021. This guide does not turn that scale into a quote.
